全家擠掉7-11 台鐵25站、37據點超商洗牌
台鐵局在今年5必買清單團購人氣產品月釋出25車站、32個據點的超商標案，堪稱是規模最龐大，而結果更令人意外，經營16年的7-11首度退場，由全家便利商店得標，包含台北車站、板橋、台中、鳳山等，站內的7-11，最快7月要改頭換面，換成全家招牌。
TVBS記者劉懿萱：「位在台北車站出入口的黃金櫃位，超商的人流每5分鐘有多少呢，我們實際來測試看看，而我們實際計時5分鐘的時間，算下來總共有9個人結帳。」
台北車站人來人往，觀光客、上班族，單日上看60萬人進出，超商營業額相對可觀，如果以記者實測，平日下午5分鐘來客9個人，粗估平均每人消費50元為單位，1個月營業額上看388萬，假日人潮更多了，以目前經營的7-11，在北車一樓大廳，東西面共4個據點，每店平均11.6坪。試算坪效達33萬，但這黃金櫃位，最快今年7月，就要拱手讓給全家。
全家公共事務資深經理何敘米：「那我們其實看好國內的旅遊市場，另外還有鐵道經濟的部分，台鐵的32個據點加入之後，在台鐵高鐵以及國道商場的部分，總共會一次拓展到46個據點這麼多。」
睽違16年，台鐵局商業空間，廠商首度換血，7-11退場、由全家得標，取得台鐵25站，不動產使用權資產，原本有37間店的7-11，頓時縮減為6間店，全家則從5間，一口氣擴張成37間店。少了給力的交通要點門市，7-11表示會強化，其他據點經營。
旅運量成長的高鐵也被發現，像新竹站內超商，先從7-11換全家，現在又換回7-11，高鐵表示，也是重新招商換約原故，7-11在高鐵據點，也將從10站變為8站，全家由3站增加到5站，兩大超商龍頭，在雙鐵各有消長，也不難嗅出較勁意味。

展望2019年房市，興富發集團總裁鄭欽天直言，像過去一樣短期獲利的投機市場已過，但對有需求的民眾來說，今年將會是買房子最好的時機點。
興富發不只是2018年的上市建商營收王、市值王，更是購地大戶，去年集團全台獵地金額超過200億元。土地滿手的鄭欽天，今年規劃的總推案量更高達500億元，比去年的300億元大增65％，推案火力則集中在中南部，包括台中、台南及高雄都有上百億元、甚至200億元建案推出。
目前興富發全台有多達36個建案銷售中心，隨時掌握營運狀況的鄭欽天，每天都看銷售報表，身處市場第一線的他，對本刊直言，大選過後的今年上半年及2020年下半年，將會是一波房屋銷售點。
「報表看得很清楚，像最近高雄去化就滿快，其實高雄條件一直都很好，只是很久沒人去點那把火，而且過去10年中南部市中心都在蓋豪宅，首購族的需求沒有被滿足。」鄭欽天說。
展望今年房市，鄭欽天不諱言地說：「要像過去一樣，買了樓想馬上賣的賺錢機會，可能很困難了。」但他認為今年是一個很好的買房機會，他向本刊解釋：「經過6、7年房市修正，缺錢地主的土地該賣都賣完了，剩下的你要他便宜賣也不可能，再看最近高雄市政府拍賣土地，價格都創新高，我認為這可能是一個翻轉點，地價打在L底，要破底很困難。」
鄭欽天接著說，房子的成本（地價及造價）都在漲，越來越高的稅率，讓開發商不願意再蓋房子，房價也修正一波，「今年當然是買房子最好的時機點。」
